Turn off the appliance and its water, then document.

  • Shut off the water to the appliance.Most washers, dishwashers and fridges have a valve behind or under them. Use the main shutoff if you can’t reach it.
  • Stay out of water near electricity.If water is near outlets, cords or anything plugged in, keep out. Don’t touch anything electrical or reach for the breaker panel through water. Call us, your electric utility or an electrician first.
  • Don’t pull out a wet appliance yourself.It’s heavy, plugged in and may damage flooring further.
  • Mop what you can see.Towels are fine on hard floors, as long as nothing electrical is in the water.
  • Take photos and video.Before anything is moved or thrown out. Your insurance company will ask for them.

The goal is to dry under cabinets and floors without tearing out more than needed.

  1. Find the edges of the water

    Under cabinets, flooring and into the next room or level.

  2. Extract

    Water out of carpet, pad and floors.

  3. Dry under cabinets

    Toe kicks removed or small holes in hidden spots to move air underneath.

  4. Dry floors in place when possible

    Including hardwood, with floor-mat systems when readings support it.

  5. Monitor

    Readings until materials are dry.

  6. Document and repair

    Records for your claim, and help with repairs afterward.

Upstairs supply line leak into two ceilings

What happened
A supply line upstairs failed, and water came down into the bathroom and laundry room ceilings below.
What we found
Water stains and wet drywall in both ceilings, plus wet baseboards in the bathroom.
What we did
We cut out the wet ceiling drywall so the cavity could dry, pulled the affected baseboards and set up air movers and a dehumidifier in the laundry room.
Outcome
Drying was tracked with dehumidifier readings while the ceilings were open.

Cupped hardwood floors dried in place

What happened
Water got under the hardwood flooring in and around the kitchen.
What we found
The boards were wet and badly cupped, with the edges raised as the wood took on moisture.
What we did
We set up a floor-mat drying system, panels taped to the hardwood and connected by hoses that pull moisture out of the wood, with dehumidifiers running alongside.
Outcome
The floor was dried in place, and we tracked progress with moisture and dehumidifier readings throughout the job.

My washer leaked upstairs. Is the ceiling below ruined?

Not necessarily. We check it with a moisture meter and open only what’s needed for the cavity to dry.

Can hardwood be saved after a dishwasher leak?

Often, if drying starts early. Floor-mat drying can pull moisture out with the floor in place.

Is appliance leak damage covered?

It depends on your policy and whether the leak was sudden or long-term. Your insurer decides.

How can I prevent appliance leaks?

Replace rubber washer hoses with braided lines, check under sinks regularly and consider leak sensors near appliances.
