The first few minutes are about staying safe and stopping the water.

  • Safety first around electricity.Don’t walk into water that’s near outlets, extension cords or appliances, and don’t try to reach the breaker panel through it. Call an electrician, your utility or us first.
  • Turn off the water if the valve is easy to reach.The main shutoff is often in the basement near the water heater or meter.
  • Treat outside water as contaminated.Water from outside, a floor drain or a toilet bowl shouldn’t be touched. Keep kids and pets out of it.
  • Get photos before anything moves.Wide shots of each room, then close-ups of the source and damaged items.
  • If the leak is inside a wall, turn off the main.You usually can’t reach a fixture valve for a pipe in the wall. Shut the main, then open a faucet on the lowest level to let the pressure off.

Water damage in Westwood homes: what we commonly see

Westwood was incorporated in 1949 and grew between 47th Street, Rainbow Boulevard, Shawnee Mission Parkway and Mission Road, with a few streets east to State Line Road added in 1960. Census estimates show nearly half of its homes were built in the 1940s and 1950s and a large share before 1940. This is what that usually means for water damage, not a rule for every street.

The boards were wet and badly cupped, with the edges raised as the wood took on moisture.
What we did
We set up a floor-mat drying system, panels taped to the hardwood and connected by hoses that pull moisture out of the wood, with dehumidifiers running alongside.
