If water is in your home now

In a newer home, the first steps are the same: stay safe, stop the water and take photos.

  • Stay away from water near electricity.If water is near outlets, cords or anything plugged in, keep out of that area. Don’t touch anything electrical or reach for the breaker panel through water. Call us, your electric utility or an electrician first.
  • Shut off the water if it’s safe to reach.Use the main shutoff or the valve at the fixture. If you’d have to walk through water near electrical to get to it, don’t.
  • Leave water that may be contaminated alone.Water from outside, a floor drain or a toilet bowl can carry things you don’t want on your skin. Keep kids and pets away from it.
  • Take photos and video first.Get the water, the source and anything damaged before it’s moved or thrown out. Your insurance company will ask for them.
  • Know where your main shutoff is.In many newer homes it’s in the basement or a utility room near where the water line comes in. Find it and label it before you need it.

Stilwell began as a railroad town, platted in 1886 and renamed Stilwell in 1889, and today it is an unincorporated community. Census estimates for the 66085 ZIP code put the median home at about 2002, with roughly two-thirds built since 1990 and about 30 percent in the 2010s alone. Newer plumbing, different weak points

We pulled back the carpet, removed the soaked pad and set up air movers along the walls with a dehumidifier running.

Water in the walls of a newly bought home

What happened
Water was getting into the walls of a house the owners had recently bought.
What we found
Moisture testing showed water coming in around the windows and through some of the siding, wetting the framing inside the walls.
What we did
We opened the affected walls to expose the framing so it could dry, and documented what we found.
Outcome
With the walls open, the framing could dry out and the problem areas around the windows and siding were visible for repair.
