Stop the water, stay safe, document.

  • Shut off the cold water supply to the tank.The valve is usually on the pipe at the top of the heater. If you can’t reach it safely, use the main shutoff.
  • Stay out of water near electricity.If water is near outlets, cords or anything plugged in, keep out. Don’t touch anything electrical or reach for the breaker panel through water. Call us, your electric utility or an electrician first.
  • Don’t touch a gas valve or burner if you smell gas.Leave the house and call your gas utility.
  • Call a plumber about the heater.We handle the water damage; a plumber repairs or replaces the tank.
  • Take photos and video.Before anything is moved or thrown out. Your insurance company will ask for them.

The tank is usually in a tight space next to finished rooms, so we check well beyond the puddle.

  1. Check around the tank and beyond

    Walls, carpet and the rooms on the other side of the wall.

  2. Extract

    Standing water out of carpet, pad and floors.

  3. Measure

    Readings on walls, floors and framing.

  4. Remove what can’t dry

    Pad, swollen trim or drywall when readings call for it.

  5. Dry and dehumidify

    Equipment placed for a tight space.

  6. Document and repair

    Records for your claim, and help with repairs afterward.

How do I shut off a leaking water heater?

Close the cold water supply valve at the top of the tank. If you can’t reach it safely, use the main shutoff. Don’t touch the gas valve or electrical connections if there’s water nearby; call a plumber.

Is water heater damage covered by insurance?

Water damage from a sudden failure is more commonly covered than the tank itself or a slow leak. Your insurer decides.

How long do water heaters last?

Tank water heaters typically last around 8 to 12 years, depending on the unit and water conditions.

Does the drywall next to the heater have to come out?

Only if readings show it won’t dry in place, or if it’s swollen or soft.

Can I keep using hot water?

Not until a plumber has checked or replaced the tank.
