Do this first

Stop the water first, safely. Then document.

  • Shut off the main water valve.It’s usually where the water line enters the house, often in the basement. If you’d have to walk through water near electrical to reach it, don’t.
  • Stay out of water near electricity.If water is near outlets, cords or anything plugged in, keep out. Don’t touch anything electrical or reach for the breaker panel through water. Call us, your electric utility or an electrician first.
  • Open a faucet to drain the lines.Once the main is off, opening a faucet on the lowest floor relieves pressure.
  • Call a plumber to repair the pipe.We handle the water damage; a plumber fixes the pipe.
  • Take photos and video.Before anything is moved or thrown out. Your insurance company will ask for them.

Most burst pipes we see are in a few predictable places.

Exterior walls

Kitchen and bathroom lines along outside walls are most exposed to cold.

Garages and crawl spaces

Unheated spaces where pipes run with little insulation.

A hose left connected can trap water in the faucet and the line behind it.

Failed connections under sinks, toilets and at appliances, year-round.

When it thaws

Frozen pipes often leak when they thaw, not when they freeze.

How we handle burst pipe water damage

Water from a burst pipe travels down and sideways inside walls and floors. We follow it.

  1. Trace the water

    From the break, through the wall cavity, down to the ceiling or floor below.

  2. Extract standing water

    From floors, carpet and pad.

  3. Measure walls and ceilings

    Moisture meters show which cavities are wet.

  4. Open what needs air

    Small holes or a drywall cutout where a cavity won’t dry otherwise.

  5. Dry and monitor

    Air movers and dehumidifiers, with readings until materials are dry.

  6. Document and repair

    Records for your claim, and help with repairs once everything is dry.

Upstairs supply line leak into two ceilings

What happened
A supply line upstairs failed, and water came down into the bathroom and laundry room ceilings below.
What we found
Water stains and wet drywall in both ceilings, plus wet baseboards in the bathroom.
What we did
We cut out the wet ceiling drywall so the cavity could dry, pulled the affected baseboards and set up air movers and a dehumidifier in the laundry room.
Outcome
Drying was tracked with dehumidifier readings while the ceilings were open.

Sudden, accidental water damage, like a burst pipe, is commonly covered by homeowners policies. The pipe itself may not be.

  • We document the loss with photos, moisture readings and notes.
  • We prepare restoration estimates where appropriate.
  • We work with your adjuster through drying and repairs.

Coverage depends on your policy and the cause. Long-term leaks and lack of maintenance may be excluded. Your insurer decides.

Should I shut off the water if a pipe freezes but hasn’t burst?

Not necessarily. Leave the faucet open and apply gentle heat, like a hair dryer, away from water. Never use an open flame. Shut off the main if the pipe starts leaking. A plumber can help if you can’t find the frozen section.

How do I know if water is inside the wall?

Look for bubbling paint, stains, swollen baseboards or soft drywall. Often there’s nothing visible, and a moisture meter is the only way to know.

Does the whole ceiling have to come down after a leak?

Usually not. We open only what’s needed for the cavity to dry, sometimes small holes, sometimes a section of drywall.

Is burst pipe damage covered by insurance?

Sudden pipe bursts are commonly covered, but it depends on your policy and the cause. Your insurer decides. We document everything.

How can I prevent frozen pipes?

Disconnect hoses, insulate exposed pipes, seal drafts and keep the heat steady in cold weather. Our frozen pipes guide has a full checklist.
