If water is in your home now

Whether it’s the basement or a ceiling, the first steps are the same.

  • Safety first around electricity.Don’t walk into water that’s near outlets, extension cords or appliances, and don’t try to reach the breaker panel through it. Call an electrician, your utility or us first.
  • Turn off the water if the valve is easy to reach.The main shutoff is often in the basement near the water heater or meter.
  • Treat outside water as contaminated.Water from outside, a floor drain or a toilet bowl shouldn’t be touched. Keep kids and pets out of it.
  • Get photos before anything moves.Wide shots of each room, then close-ups of the source and damaged items.
  • If water is coming through a ceiling, stay out from under it.Wet drywall can sag and fall. Put a bucket down and keep people out of the room.

Water damage in Lee’s Summit homes: what we commonly see

Much of Lee’s Summit’s housing has been built in the last few decades, with older homes closer to downtown. This is what we commonly see on our jobs, not a rule for every street.

Newer subdivisions

Many homes have finished basements, sump pumps and egress window wells. When a spring storm knocks out power, a sump pump without battery backup can’t keep up, and a finished basement can take on water quickly. Window wells that fill with debris and stop draining are another common source of lower-level water.

Lake communities and older homes

Homes in lake communities often have walkout lower levels, and older homes near downtown can have aging plumbing and basements that seep. Most of the water damage we see starts inside the house: a burst supply line, a failed water heater or a washing machine hose.

Sump pumps

Test the pump before storm season by pouring a bucket of water into the pit, and consider a battery backup.

Upstairs leaks

Second-floor laundry rooms and bathrooms can leak into ceilings below. Small openings or a cutout let the cavity dry.

Upstairs supply line leak into two ceilings

What happened
A supply line upstairs failed, and water came down into the bathroom and laundry room ceilings below.
What we found
Water stains and wet drywall in both ceilings, plus wet baseboards in the bathroom.
What we did
We cut out the wet ceiling drywall so the cavity could dry, pulled the affected baseboards and set up air movers and a dehumidifier in the laundry room.
Outcome
Drying was tracked with dehumidifier readings while the ceilings were open.

Not usually. We check the ceiling with a moisture meter and open only what’s needed for the cavity to dry, sometimes small holes, sometimes a section of drywall, like on the Lee’s Summit job above.

What can I do to prevent another sump pump flood?

Test the pump before storm season, add a battery backup, keep the discharge line clear and install a water alarm near the pit. Know your pump’s age and replace it before it fails.

Does the carpet pad have to be replaced?

Pad soaks up the most water and is commonly replaced. The carpet itself can often be dried and saved if the water was clean and drying started quickly.
