Water Damage Restoration in Mission Hills, KS

Many Mission Hills homes are older and carefully built, with plaster walls, original hardwood and millwork worth saving. Water damage in them calls for a measured approach. We take readings before we remove anything, dry materials in place when we can and explain every step.

Do this first

If water is in your home now

Older homes don’t change the first steps.

  • Safety first around electricity.Don’t walk into water that’s near outlets, extension cords or appliances, and don’t try to reach the breaker panel through it. Call an electrician, your utility or us first.
  • Turn off the water if the valve is easy to reach. The main shutoff is often in the basement near the water heater or meter.
  • Treat outside water as contaminated.Water from outside, a floor drain or a toilet bowl shouldn’t be touched. Keep kids and pets out of it.
  • Get photos before anything moves.Wide shots of each room, then close-ups of the source and damaged items.
  • If a radiator or boiler pipe is leaking, call your heating contractor.Don’t try to work on a hot system. Catch the water and protect the floor if you safely can.

Then call Blue Valley at (913) 395-8488. We will ask a few questions and tell you what happens next.

Our process

What Blue Valley does when we get there

In a Mission Hills home, demolition is the last resort. Readings tell us what can be dried in place.

  1. 01

    Inspect

Moisture meters show what’s wet behind baseboards, under cabinets and in walls.

  2. 02

    Extract

Standing water removed from carpet, pad and hard surfaces.

  3. 03

    Dry

Air movers and dehumidifiers run until materials reach normal moisture levels.

  4. 04

    Document

A clear record of the loss for you and your adjuster.

  5. 05

    Restore

We explain any removal first, and help with repairs when they’re needed.

Local know-how

Water damage in Mission Hills homes: what we commonly see

Many homes in Mission Hills date from the 1920s through the 1940s. That history shapes how water damage behaves. This is what we commonly see, not a rule for every street.

Plaster and original materials

Plaster walls absorb and release water differently than drywall, and they can often be dried in place. Original hardwood floors, millwork and built-ins are worth the extra care, so we measure before removing anything.

Older plumbing and heating

Plumbing in older homes has usually been updated in stages, so supply and drain lines of different ages can be hidden in the same wall. Some homes still use boiler and radiator heat, and a leaking valve can slowly damage floors and ceilings.

Measuring before demolition

Our goal is to dry plaster, hardwood and trim in place when readings show it’s possible, and remove only what truly can’t be saved.

Small openings instead of big ones

When a ceiling or wall cavity needs air, small, well-placed holes are often enough. They’re easier to patch than a large cutout.

Hillside lots

Heavy storms can send runoff toward a basement. We trace where the water entered and document it.

Outcome
The floor was dried in place, and we tracked progress with moisture and dehumidifier readings throughout the job.

Water damage questions from Mission Hills homeowners

Straight answers. If your situation is different, call and describe it.

Do wet plaster walls have to be torn out?

Not usually. Plaster can often be dried in place if it’s still firmly attached. We check it with a moisture meter and watch for sagging or loose plaster, which may need repair. We explain the options before removing anything.

Can you protect original woodwork and hardwood floors?

We take readings first and dry in place whenever readings support it. That can mean floor-mat drying for hardwood and careful air placement around millwork and built-ins.

Do you handle leaks from radiators and boiler systems?

We handle the water damage they cause: finding and drying wet floors, ceilings and walls. A heating contractor should repair the radiator or boiler itself.

Will drying damage my older finishes?

Drying is controlled and monitored. We adjust equipment as readings come down so materials dry steadily, and we will discuss any finishes you are concerned about.

Does insurance cover damage from an old pipe?

Many policies cover sudden, accidental leaks, while long-term leaks and wear may be excluded. Your insurer decides. We document the damage and cause.
