If water is in your home now

In an older basement, safety and documentation come first.

  • Keep clear of outlets, cords and the panel.Water and electricity don’t mix. If anything plugged in is near the water, stay out and call before touching anything electrical.
  • Stop the water at the valve, if you safely can.Most homes have a main shutoff where the water line comes in, and toilets, sinks and washers have their own.
  • Don’t handle water that could be contaminated.If it came in from outside or from a floor drain or toilet bowl, keep your hands off it.
  • Document before you clean up.Photos and short videos of every wet room help your insurance claim later.
  • Don’t touch water coming up through a floor drain.It may be contaminated. Keep kids and pets away and call a plumber to check the line.

Original older homes

Concrete-block basement walls can crack and let water in where the floor meets the wall. Lots are compact and often fairly level, so roof runoff and nearby downspouts can end up close to the foundation. Renovated and rebuilt homes

Many older homes have been renovated or replaced with new construction. A newly finished basement in a 1950s house, or a new home with a sump pump, changes the stakes: a little seepage that once hit bare concrete now soaks carpet and drywall.

Hardwood floors

Original and replacement hardwood both cup when they take on water. Drying early, in place, gives the boards their best chance.

Finished lower levels

Carpet, pad and drywall in a lower level that wasn’t originally designed to be finished. We check the bottom of every wall.
