If water is in your home now

Start with safety. Everything else can wait a few minutes.

  • Stay away from water near electricity.If water is near outlets, cords or anything plugged in, keep out of that area. Don’t touch anything electrical or reach for the breaker panel through water. Call us, your electric utility or an electrician first.
  • Shut off the water if it’s safe to reach.Use the main shutoff or the valve at the fixture. If you’d have to walk through water near electrical to get to it, don’t.
  • Leave water that may be contaminated alone.Water from outside, a floor drain or a toilet bowl can carry things you don’t want on your skin. Keep kids and pets away from it.
  • Take photos and video first.Get the water, the source and anything damaged before it’s moved or thrown out. Your insurance company will ask for them.

Shawnee’s terrain and the age of its homes both shape where water ends up. This is what we commonly see on our jobs, not a rule for every street.

Eastern Shawnee

Many homes date from the 1950s through the 1970s. Ranches and split-levels can have original drain lines, older water heaters and basements that seep during long rains. Heavy rain can send water up through floor drains, and older supply lines can fail without much warning.

Western Shawnee

The west side is more rolling, and many newer homes are built into hillsides with walkout basements. Walkouts bring in great light, but rain running downhill can pool at a patio door or lower-level slider and get under the threshold. These homes often depend on sump pumps and careful grading.

Walkout lower levels

Water that gets in at the door spreads under carpet and into the bottom of nearby walls. We pull back carpet, check walls with a meter and dry from the door inward.
