Laundry rooms

Washer hoses and drain lines on the second floor.

Supply lines in the ceiling

Pipes running between floors.

Roof leaks

Damaged shingles, flashing or wind-driven rain.

What we do

How we handle ceiling water damage

Most wet ceilings don’t need to come down entirely.

  1. Find the source

    And confirm it’s stopped.

  2. Measure the ceiling

Moisture readings show how far the water spread.

  3. Open only what’s needed

Small inspection holes or a section of drywall.

  4. Dry the cavity

Air movers and dehumidifiers, with air directed into the cavity.

  5. Monitor

Readings until framing and drywall are dry.

  6. Repair

Once it’s dry, we can help with the repairs too.

Insurance

Ceiling damage and insurance

Sudden leaks from plumbing are commonly covered; roof leaks depend on the cause.

  • We document the source and the damage.
  • We prepare restoration estimates where appropriate.
  • We work with your adjuster.

Coverage depends on your policy and the cause, and your insurance company decides. We can’t promise what’s covered, but we make sure the damage is clearly documented.

Common questions

Straight answers. If your situation is different, call and describe it.

Does a stained ceiling have to be replaced?

Not always. If readings show the drywall dried without sagging or softening, it may just need stain-blocking primer and paint.

Why did you cut small holes in my ceiling?

Small holes let us check the cavity and move air into it. They’re easier to patch than a large cutout.

How long does a wet ceiling take to dry?

Usually a few days once the source is stopped and air is moving through the cavity. Readings tell us when it’s done.

Can you help repair the ceiling afterward?

Yes. Once the cavity is dry, we can help with the repairs. See water damage repair for how that works.

Is ceiling water damage covered?

It depends on the source and your policy. Your insurer decides.
