Hardwood Floor Water Damage in Overland Park, KS

Hardwood takes on water from below and starts to cup. If drying starts early, many floors can be dried in place instead of torn out. We measure the boards and subfloor, set up floor-mat drying when it makes sense and track progress with readings. Serving Overland Park, Olathe, Leawood, Lenexa, Shawnee, Prairie Village, Mission Hills, Mission, Merriam and Lee’s Summit.

What water does to hardwood

Knowing the signs helps you act early.

Cupping

Edges of each board rise higher than the center as the wood takes on moisture from below.

Crowning

The center rises above the edges, often after a cupped floor is sanded too soon.

Gaps and buckling

Boards swell, push against each other and can lift off the subfloor.

Dark stains

Water sitting on or under the finish.

Soft spots

Subfloor underneath may be wet.

Engineered vs. solid

Engineered flooring can delaminate; solid hardwood can often be refinished.

What we do

How we dry hardwood floors

Our Overland Park hardwood job below shows the method.

  1. Measure boards and subfloor

Readings tell us how wet the floor is and how far the water spread.

  2. Extract surface water

    Before drying begins.

  3. Set up floor-mat drying

Panels taped to the floor and connected by hoses pull moisture up and out of the wood.

  4. Dehumidify the room

So the moisture pulled out of the wood leaves the space.

  5. Track readings

Until the boards and subfloor are back to normal.

  6. Repair if needed

If boards can’t be saved, we can help with the repairs once the floor is dry.

Cupped hardwood floors dried in place

What happened
Water got under the hardwood flooring in and around the kitchen.
What we found
The boards were wet and badly cupped, with the edges raised as the wood took on moisture.
What we did
We set up a floor-mat drying system, panels taped to the hardwood and connected by hoses that pull moisture out of the wood, with dehumidifiers running alongside.
Outcome
The floor was dried in place, and we tracked progress with moisture and dehumidifier readings throughout the job.

Insurance

Hardwood floors and insurance

Documentation matters with flooring, because matching and replacement can get expensive.

  • We document readings and photos throughout drying.
  • We prepare restoration estimates where appropriate.
  • We work with your adjuster.

Coverage depends on your policy and the cause, and your insurance company decides. We can’t promise what’s covered, but we make sure the damage is clearly documented.

Common questions

Straight answers. If your situation is different, call and describe it.

Can cupped hardwood floors be saved?

Often, if drying starts early. Floor-mat systems pull moisture out with the floor in place. Whether boards flatten, need refinishing or need replacing depends on how long they were wet and the type of flooring.

Should I sand a cupped floor right away?

No. Sanding before the floor is dry can leave it crowned once it finishes drying. Wait until readings show it’s back to normal.

How long does hardwood take to dry?

Usually longer than carpet or drywall, often a week or more depending on the wood and how wet it got. Readings decide.

Can engineered hardwood be dried?

Sometimes. Engineered flooring can delaminate if it stays wet. We check it and tell you what we see.

Is hardwood floor damage covered?

It depends on your policy and the cause. Your insurer decides.
