Leawood’s homes change noticeably from north to south, and so does the kind of water damage we’re called for. This is what we commonly see, not a rule for every street.

North Leawood

In ZIP code 66206, many streets were built from the late 1940s through the 1960s, with ranch homes on generous lots. Homes of that age can have older plumbing, original basement floor drains and block foundation walls that let water in during long rains.

Central and south Leawood

Can water-damaged hardwood floors be saved?

Often, if drying starts early. Cupping means the boards took on moisture from below. A floor-mat drying system can pull that moisture out with the floor in place, like on our Overland Park kitchen job. Whether boards flatten, need refinishing or need replacing depends on how long they were wet and the type of flooring.

How do you dry a large finished basement without tearing everything out?

We start with moisture readings to find exactly what’s wet, then remove only what can’t dry in place, like soaked pad. Baseboards may come off so air can reach the bottom of the walls. Equipment is placed for each area and adjusted as readings come down.

Can you dry under custom cabinets without removing them?

In many cases, yes. We check moisture under and behind the cabinets, and may remove toe kicks or drill small holes in hidden spots to move air underneath. If readings show the cabinet base or subfloor won’t dry that way, we’ll explain the options before anything comes out.

Should I call my insurance company or you first?

If water is still spreading, deal with that first; most policies expect you to take reasonable steps to stop further damage. Then report the claim. We document the damage from the first visit, which helps either way.

Can you help with repairs after drying?
