Before we come out

A few things help us get an accurate picture.

  • Stop the water if you know the source.Shut off the fixture or the main. If you’re not sure where it’s coming from, tell us what you’ve noticed and when.
  • Stay out of water near electricity.If water is near outlets, cords or anything plugged in, keep out. Don’t touch anything electrical or reach for the breaker panel through water. Call us, your electric utility or an electrician first.
  • Leave wet materials in place for now.Wet drywall, baseboards and flooring show us where the water went. Hold off on tearing anything out until we’ve taken readings.
  • Take photos and video.Before anything is moved or thrown out. Your insurance company will ask for them.

When an inspection makes sense

If any of these sound familiar, readings will tell you more than looking will.

After a leak that seemed small

A supply line or toilet leak that was mopped up, but you’re not sure what’s under the floor or behind the wall.

Moisture trapped under flooring, in a cabinet base or inside a wall.

Stains that come back

Paint over a stain and it returns, which usually means the material is still getting wet.

A hidden leak somewhere in the plumbing. A plumber finds and repairs it; we check what it wet.

After the plumber leaves

The leak is fixed, and now you need to know what got wet and whether it will dry in place.

    What you noticed, when, and what was running at the time.

  2. Read the source area

    Moisture readings where the leak started or was first seen.

  3. Map outward

    Walls, baseboards, flooring, cabinets and the level below until we find dry readings on every side.

  4. Mark the wet areas

    So you can see exactly where the water reached.

  5. Photograph and record

    Photos of the source, each wet area and the readings, with notes.

  6. Explain your options

    What can dry in place, what may need to come out, or that nothing needs to be done.

Water in the walls of a newly bought home

What happened
Water was getting into the walls of a house the owners had recently bought.
What we found
Moisture testing showed water coming in around the windows and through some of the siding, wetting the framing inside the walls.
What we did
We opened the affected walls to expose the framing so it could dry, and documented what we found.
Outcome
With the walls open, the framing could dry out and the problem areas around the windows and siding were visible for repair.

Is the evaluation free?

Yes. We look at the damage, take readings, explain what we see and talk through next steps before any work starts.

Do you have to cut holes to find moisture?

Usually not. Moisture meters read through drywall, flooring and trim. Occasionally a small inspection hole is the only way to check a cavity, and we ask before making one.

Can you tell me where the leak is coming from?

We trace the water back toward the source using readings and where the damage shows up. A plumber confirms and repairs the leak itself.

What if you don’t find anything wet?

Then we tell you, and the readings are documented. Knowing it’s dry is worth something too.

Do I need an inspection before calling my insurance company?

No. You can report a claim whenever you’re ready. Readings and photos from early in the loss can help your adjuster see what happened, but your insurer decides coverage.
