If water is in your home now

Whatever caused it, the first few minutes look the same.

  • Safety first around electricity.Don’t walk into water that’s near outlets, extension cords or appliances, and don’t try to reach the breaker panel through it. Call an electrician, your utility or us first.
  • Turn off the water if the valve is easy to reach.The main shutoff is often in the basement near the water heater or meter.
  • Treat outside water as contaminated.Water from outside, a floor drain or a toilet bowl shouldn’t be touched. Keep kids and pets out of it.
  • Get photos before anything moves.Wide shots of each room, then close-ups of the source and damaged items.

Lenexa’s housing spans several decades, from established neighborhoods in the east to newer construction in the west. This is what we commonly see on our jobs, not a rule for every street.

Eastern Lenexa

In ZIP codes 66215 and 66219, many homes are ranches and split-levels from the 1960s through the 1980s. Split-level lower levels sit partly below grade, so they tend to collect water from foundation seepage, downspouts that drain too close to the house and aging water heaters.

Western Lenexa

In 66220 and 66227, homes are largely newer, with full finished basements and sump pumps. Here we see the familiar newer-home problems: sump pump failures in heavy storms, clogged window wells and leaks from upstairs laundry rooms.

Storm intrusion

Carpet and pad over concrete hold water underneath. We check the floor and the bottom of each wall before deciding what stays.

Water in the walls of a newly bought home

What happened
Water was getting into the walls of a house the owners had recently bought.
What we found
Moisture testing showed water coming in around the windows and through some of the siding, wetting the framing inside the walls.
What we did
We opened the affected walls to expose the framing so it could dry, and documented what we found.
Outcome
With the walls open, the framing could dry out and the problem areas around the windows and siding were visible for repair.

Upstairs supply line leak into two ceilings

What happened
A supply line upstairs failed, and water came down into the bathroom and laundry room ceilings below.
What we found
Water stains and wet drywall in both ceilings, plus wet baseboards in the bathroom.
What we did
We cut out the wet ceiling drywall so the cavity could dry, pulled the affected baseboards and set up air movers and a dehumidifier in the laundry room.
Outcome
Drying was tracked with dehumidifier readings while the ceilings were open.

Why does water keep showing up in the lower level of my split-level?

Split-level lower levels sit partly below grade, so saturated soil, downspouts that empty near the foundation and grading that slopes toward the house can all push water in. Fixing the source is a job for a gutter or foundation contractor. We dry what got wet and document it.

Rain came in around a window during a storm. What should I do?

Catch what you can, move belongings away and take photos. Even if the wall looks dry, water can run down inside the wall cavity. We use a moisture meter to check the wall and the floor below, and open the wall only if readings say it won’t dry otherwise.

My washer leaked into the finished basement. Can the carpet be saved?

Often, if it was clean water and drying starts quickly. The pad underneath usually holds the most water and is commonly replaced. We check the carpet, pad and the bottom of the walls before deciding.

Does homeowners insurance cover storm water coming in?

It depends on your policy and how the water got in. Rain entering through storm damage to the roof or windows is treated differently from surface water or seepage. Your insurer decides. We document the damage and the entry point.

How long does drying take?

Usually several days once equipment is set up. Dense materials and larger areas take longer. We use readings to decide when it’s dry.
