Ceiling Leak Help in Overland Park, KS

A dripping ceiling can get worse quickly. Keep people clear and slow the water down.

  • Put a bucket down and move what’s underneath.Furniture, rugs and electronics out of the way. A towel in the bucket cuts the splashing.
  • Stay out from under a sagging spot.Wet drywall can give way without warning. Keep kids and pets out of the room.
  • Stay out of water near electricity.If water is near outlets, cords or anything plugged in, keep out. Don’t touch anything electrical or reach for the breaker panel through water. Call us, your electric utility or an electrician first.
  • Shut off the water to the fixture above, or the main.If the drip doesn’t stop when nothing upstairs is running, a pressurized supply line may be leaking. Use the main shutoff.
  • Take photos and video.Before anything is moved or thrown out. Your insurance company will ask for them.

Clues that point to the source

Right below a toilet

A worn wax ring, a loose supply line or a cracked tank, often a slow drip that comes and goes.

Only when the shower runs

A shower drain, pan or failed grout and caulk around the tub.

A pressurized supply line in the ceiling or wall. Shut off the main and call a plumber.

After the washer runs

A drain hose, standpipe or supply hose in an upstairs laundry room.

How we handle a ceiling leak

The goal is to find how far the water traveled and dry it without opening more ceiling than needed.

  1. Confirm the water is stopped

    At the fixture, the line or the main, and that the area below is safe.

  2. Trace the leak path

    Moisture readings across the ceiling, the walls below and the floor above to find the wet edges.

  3. Check the cavity

    Small inspection holes show whether insulation and framing are wet.

  4. Open only what’s needed

    Drying holes, or a cutout where drywall is sagging or soaked.

  5. Dry and monitor

    Air directed into the cavity, dehumidifiers running, readings until it’s dry.

  6. Document and repair

    Photos and readings for your claim, and help with the ceiling repair once it’s dry.

Put a bucket under it, move what’s below and stay out from under any sagging spot. Shut off the fixture above or the main water valve, keep away from wet light fixtures and outlets, take photos, then call us.

Should I poke a hole in a bulging ceiling to let the water out?

We don’t recommend it. A bulge can let go all at once, and the drywall around it may be weaker than it looks. Keep people clear and call us.

How do you find where a ceiling leak is coming from?

We start with what was running when it dripped, then take moisture readings across the ceiling, the walls below and the floor above to find the wet area and follow it back toward the source. A plumber confirms and repairs the leaking line or fixture.

Do you fix the pipe or toilet that’s leaking?

No. A plumber repairs the source. We handle the water damage: tracing where it went, drying the cavity and documenting it.
