If water is in your home now

A few safe steps now keep a basement leak from becoming a bigger job.

  • Stay away from water near electricity.If water is near outlets, cords or anything plugged in, keep out of that area. Don’t touch anything electrical or reach for the breaker panel through water. Call us, your electric utility or an electrician first.
  • Shut off the water if it’s safe to reach.Use the main shutoff or the valve at the fixture. If you’d have to walk through water near electrical to get to it, don’t.
  • Leave water that may be contaminated alone.Water from outside, a floor drain or a toilet bowl can carry things you don’t want on your skin. Keep kids and pets away from it.
  • Take photos and video first.Get the water, the source and anything damaged before it’s moved or thrown out. Your insurance company will ask for them.
  • If it’s the sump pump, don’t work on it in standing water.Once the area is dry and safe, a plumber can get it running again so more water doesn’t come in.

Olathe has a lot of newer subdivisions and a core of established neighborhoods, and the two tend to have different water problems. This is what we commonly see on our jobs, not a rule for every street.

Newer subdivisions

Along 119th, 135th and 151st Street and out toward K-7, many homes have finished basements, egress window wells and a sump pit. Those features are useful, but they create predictable failure points: a sump pump that loses power in a thunderstorm, a stuck float switch, or a window well that fills with leaves and pushes water through the window frame.

Established neighborhoods

Closer to downtown, in and around ZIP code 66061, homes are older. There we see more of the classic problems: aging plumbing, water around floor drains after storms, basement walls that seep during long rains, and older supply lines and water heaters.

Finished basements

Carpet, pad and drywall soak up water fast. We check the bottom of every wall with a meter and only cut drywall when readings say the cavity won’t dry otherwise.

What happened
Water got under the hardwood flooring in and around the kitchen.
What we found
The boards were wet and badly cupped, with the edges raised as the wood took on moisture.
What we did
We set up a floor-mat drying system, panels taped to the hardwood and connected by hoses that pull moisture out of the wood, with dehumidifiers running alongside.

My window well fills with water every heavy rain. What should I do?

Clear leaves and debris down to the gravel and pour in a bucket of water. If it doesn’t drain, the drain or gravel is likely clogged and may need a contractor. Will my finished basement drywall have to come out?

Not always. If readings show the drywall can dry in place, we dry it. Drywall that’s swollen, soft or has wet insulation behind it usually needs to be cut a few inches to a couple of feet up so the wall cavity can dry.

How long will the fans and dehumidifiers run?

Usually several days. It depends on how much water there was and what got wet. We take readings during the job and remove the equipment once materials are dry, not on a fixed schedule.
