If water is in your home now

Small basement, same rules. Safety first, then document.

  • Stay away from water near electricity.If water is near outlets, cords or anything plugged in, keep out of that area. Don’t touch anything electrical or reach for the breaker panel through water. Call us, your electric utility or an electrician first.
  • Shut off the water if it’s safe to reach.Use the main shutoff or the valve at the fixture. If you’d have to walk through water near electrical to get to it, don’t.
  • Leave water that may be contaminated alone.Water from outside, a floor drain or a toilet bowl can carry things you don’t want on your skin. Keep kids and pets away from it.
  • Take photos and video first.Get the water, the source and anything damaged before it’s moved or thrown out. Your insurance company will ask for them.
  • If water came from a neighbor’s unit in a duplex, let them know right away.The source may be on their side, and they may need to shut off their water.

Is a sump pump failure covered by insurance?

It depends on your policy. Sump pump overflow is often excluded without a specific endorsement. Your insurer decides. We document the damage and the cause.

Does wet carpet in the basement have to be thrown out?

Not always. Carpet wet with clean water and dried quickly can often be saved. The pad usually holds the most water and is commonly replaced. Carpet is more likely to go if water may be contaminated or sat for days.

Can renters call you?

Yes, but let your landlord or property manager know right away. They’ll need to approve the work, and their insurance usually covers the building while yours covers your belongings.
