If water is in your home now

Whatever the age of your home, the first steps are the same: stay safe, stop the water and take photos.

  • Keep clear of outlets, cords and the panel.Water and electricity don’t mix. If anything plugged in is near the water, stay out and call before touching anything electrical.
  • Stop the water at the valve, if you safely can.Most homes have a main shutoff where the water line comes in, and toilets, sinks and washers have their own.
  • Don’t handle water that could be contaminated.If it came in from outside or from a floor drain or toilet bowl, keep your hands off it.
  • Document before you clean up.Photos and short videos of every wet room help your insurance claim later.
  • Turn off the washer valves before you travel.A washer hose that splits while you’re away runs until someone closes a valve. Closing the two valves behind the washer takes a few seconds.

Water damage in De Soto homes: what we commonly see

De Soto sits along the Kansas River, west of Shawnee and Lenexa. It was platted in 1857, incorporated in 1897 and grew in the 1940s when the Sunflower Army Ammunition Plant was built nearby. Census estimates put the median home at about 1992, with more than half built since 1990 and about 30 percent in the 1970s and 1980s. This is what that mix usually means for water damage, not a rule for every house.

The sump pump failed and water spread across a carpeted, finished basement.
What we found
Wet carpet and pad along the walls of the finished space.
What we did
We pulled back the carpet, removed the soaked pad and set up air movers along the walls with a dehumidifier running.
Outcome
The basement was dried with the carpet pulled back so air could reach the floor underneath.

Cupped hardwood floors dried in place

What happened
Water got under the hardwood flooring in and around the kitchen.
What we found
The boards were wet and badly cupped, with the edges raised as the wood took on moisture.
What we did
We set up a floor-mat drying system, panels taped to the hardwood and connected by hoses that pull moisture out of the wood, with dehumidifiers running alongside.
Outcome
The floor was dried in place, and we tracked progress with moisture and dehumidifier readings throughout the job.

Why would a newer home have a leak?

Newer plumbing still has weak points. Flexible supply lines, washer hoses, ice maker lines and fittings can fail, and a water heater can leak at the tank or its connections. A plumber fixes the source. We handle the water that got out.

My sump pump stopped and the basement is wet. What should I do first?

Stay out of standing water if anything electrical is near it. If it’s safe, check whether the pump has power. Take photos, call a plumber about the pump and call us about the water.
