Water Damage Restoration in Bonner Springs, KS

Bonner Springs has homes from nearly every decade, from houses built before 1940 to new construction. Whatever the age, water damage here usually starts with plumbing: a water heater, a supply line under a sink or toilet, a washer hose or a pipe joint that let go. We find where the water went, dry it properly and document it for your insurance company.

Do this first

If water is in your home now

Older home or newer, the first steps are the same.

  • Safety first around electricity.Don’t walk into water that’s near outlets, extension cords or appliances, and don’t try to reach the breaker panel through it. Call an electrician, your utility or us first.
  • Turn off the water if the valve is easy to reach. The main shutoff is often in the basement near the water heater or meter.
  • Treat outside water as contaminated.Water from outside, a floor drain or a toilet bowl shouldn’t be touched. Keep kids and pets out of it.
  • Get photos before anything moves.Wide shots of each room, then close-ups of the source and damaged items.
  • Know where your main shutoff is.It’s usually in the basement or a utility area where the water line comes in. In an older home the valve can be stiff, so don’t force it. If it won’t turn, call a plumber.

Then call Blue Valley at (913) 395-8488. We will ask a few questions and tell you what happens next.

Our process

What Blue Valley does when we get there

Every house is different, so readings decide what can be dried in place. We open a wall or ceiling only where the cavity won’t dry any other way.

  1. 01

    Inspect

Moisture meters show what’s wet behind baseboards, under cabinets and in walls.

  2. 02

    Extract

Standing water removed from carpet, pad and hard surfaces.

  3. 03

    Dry

Air movers and dehumidifiers run until materials reach normal moisture levels.

  4. 04

    Document

A clear record of the loss for you and your adjuster.

  5. 05

    Restore

We explain any removal first, and help with repairs when they’re needed.

Water damage in Bonner Springs homes: what we commonly see

Bonner Springs sits mostly on the north side of the Kansas River, across from Shawnee, and incorporated in 1898. Census estimates put the median home at about 1979. About a third of homes were built before 1960, and about a quarter have been built since 2000. This is what that mix usually means for water damage, not a rule for every house.

Older homes: pipes and valves

In homes built before 1960, plumbing has usually been replaced in stages. Leaks tend to start where old and new pipe meet, at older shutoff valves and at fixture supply lines.

Newer homes: lines and appliances

In homes from the last few decades, leaks usually come from a supply line, washer hose, ice maker line or water heater rather than the pipes themselves.

Basements of every age

From unfinished basements in older homes to finished lower levels in newer ones, we check every nearby wall with a meter.

Water heaters

A tank that has been in place a long time is worth having a plumber check, especially if there’s rust or moisture at the base.

Water damage questions from Bonner Springs homeowners

Straight answers. If your situation is different, call and describe it.

My home is older. Should I worry about the pipes?

Older homes often have some original pipe alongside newer sections. A plumber can tell you what you have and what to replace. If a pipe has already leaked, call us so we can find and dry everything that got wet.

The water heater leaked in my basement. What should I do first?

If you can reach it without walking through water near anything electrical, shut off the cold-water valve that feeds the tank. Take photos, call a plumber about the tank and call us about the water that got out.

Can wet carpet in the basement be saved?

Sometimes. It depends on how long it was wet, where the water came from and whether the pad underneath is soaked. Pad usually has to be replaced. We check with a meter and explain the options.
