Do this first

A few safe steps now keep a wet basement from becoming a bigger job.

  • Stay out of water near electricity.If water is near outlets, cords or anything plugged in, keep out. Don’t touch anything electrical or reach for the breaker panel through water. Call us, your electric utility or an electrician first.
  • Don’t touch water that may be contaminated.Water from outside, a floor drain or a toilet bowl should be left alone. Keep kids and pets away.
  • Stop more water from getting in, if it’s safe.Clear leaves from window well drains and point downspouts away from the house. Don’t work on a sump pump while standing in water.
  • Move what you can reach safely.Get boxes, rugs and electronics off wet floors.
  • Take photos and video.Before anything is moved or thrown out. Your insurance company will ask for them.

How water gets into basements

Knowing the source helps with drying, prevention and your insurance claim.

Foundation seepage

Saturated soil pushes water through cracks, the wall-floor joint or around pipe openings, often showing up as a damp stripe at the bottom of a wall.

Sump pump failure

A stuck float, burned-out motor, clogged discharge line or power outage lets the pit overflow.

Window well leaks

Wells clogged with leaves fill up and push water in around the window.

Grading and gutters

Short downspouts and soil that slopes toward the house send water to the foundation.

Plumbing and appliances

Water heaters, washers and supply lines in the basement itself.

Floor drains

Water coming up through a floor drain may be contaminated. Don’t touch it, and call a plumber.

How we dry a flooded basement

Finished basements need more care than bare concrete, but the order of work is the same.

  1. Map the water

    We check every room, the bottom of every wall and stored items to see how far the water reached.

  2. Extract

    We remove standing water from carpet, pad and concrete.

  3. Pull back carpet and remove pad

    Soaked pad is usually replaced; carpet can often be dried and saved.

  4. Open walls only when needed

    Baseboards come off so air reaches the walls. Drywall is cut only when readings say the cavity won’t dry otherwise.

  5. Dry and dehumidify

    Air movers and dehumidifiers set for the space, with readings until it’s dry.

  6. Document and repair

    Photos and readings for your claim, and help with repairs afterward.

What happened
The sump pump failed and water spread across a carpeted, finished basement.
What we found
Wet carpet and pad along the walls of the finished space.
What we did
We pulled back the carpet, removed the soaked pad and set up air movers along the walls with a dehumidifier running.
Outcome
The basement was dried with the carpet pulled back so air could reach the floor underneath.

How the water got in matters to your insurance company.

  • Sudden plumbing failures, like a burst supply line or water heater, are more commonly covered.
  • Gradual seepage and surface water are commonly excluded from standard policies.
  • Sump pump overflow often requires a specific endorsement.

Will my finished basement drywall have to come out?

Not always. If readings show the drywall can dry in place, we dry it. Drywall that’s soft, swollen or has wet insulation behind it usually needs to be cut a few inches to a couple of feet up so the wall cavity can dry.

Does wet basement carpet have to be thrown out?

Not always. Carpet wet with clean water and dried quickly can often be saved. The pad underneath usually holds the most water and is commonly replaced.

Can I just use fans and a shop vac?

For a small puddle on bare concrete, often yes. If water reached carpet pad, drywall or baseboards, fans alone usually can’t reach the hidden moisture.

How quickly does a wet basement need to be dried?

As soon as possible. The EPA recommends drying wet materials within 24–48 hours to help prevent mold growth.

Why is my basement leaking now when it never has before?

Unusually heavy rain can saturate the soil, overwhelm a sump pump or fill window wells faster than they drain. We help pinpoint where the water came in.
