Water Damage Restoration in Edgerton, KS

Edgerton homes range from houses built before 1940 to homes from the 2000s, with a large share from the 1970s. Whatever the age, water damage usually starts with plumbing: a water heater, a supply line under a sink or toilet, a washer hose or a sump pump. We find where the water went, dry it properly and document it for your insurance company.

Do this first

If water is in your home now

Older home or newer, the first steps are the same: stay safe, stop the water and take photos.

  • Safety first around electricity.Don’t walk into water that’s near outlets, extension cords or appliances, and don’t try to reach the breaker panel through it. Call an electrician, your utility or us first.
  • Turn off the water if the valve is easy to reach. The main shutoff is often in the basement near the water heater or meter.
  • Treat outside water as contaminated.Water from outside, a floor drain or a toilet bowl shouldn’t be touched. Keep kids and pets out of it.
  • Get photos before anything moves.Wide shots of each room, then close-ups of the source and damaged items.
  • If the water heater is leaking, shut off its water supply.Close the cold-water valve on top of the tank if you can reach it without walking through water near anything electrical. A plumber can handle the tank.

Then call Blue Valley at (913) 395-8488. We will ask a few questions and tell you what happens next.

Water damage in Edgerton homes: what we commonly see

Edgerton was founded in 1870 along the railroad and incorporated in 1883, and today it is also home to a large BNSF intermodal facility. Census estimates put the median home at about 1976, with about a third built in the 1970s, about 1 in 5 in the 2000s and about 1 in 6 before 1940. This is what that mix usually means for water damage, not a rule for every house.

1970s homes

Homes from the 1970s are now around 50 years old. Many have had water heaters and fixtures replaced, but original valves and some original pipe can remain, and joints and fittings are common leak points.

Newer homes

In homes from the 2000s on, leaks tend to start at a fixture supply line, washer hose, ice maker line or water heater rather than the pipes themselves.

The oldest homes

Some Edgerton homes date to before 1940. Plaster, older wood floors and pipe replaced in stages call for careful measuring before anything comes out.

Sump pumps

Where a home relies on a sump pump, a battery backup and a high-water alarm help protect the basement during a long rain.

Water damage questions from Edgerton homeowners

Straight answers. If your situation is different, call and describe it.

My home is from the 1970s. Should I worry about the plumbing?

Not necessarily, but it’s worth knowing what you have. Many homes this age have had parts replaced, while some original valves and pipe remain. A plumber can tell you what’s due. If something has already leaked, call us so we can find and dry everything that got wet.

The water heater leaked. What should I do first?

If you can reach it safely, shut off the cold-water valve that feeds the tank. Take photos, call a plumber about the tank and call us about the water that got out.

My sump pump failed during a storm. What should I do first?

Stay out of the water if anything electrical is near it. If it’s safe, check whether the pump has power. Take photos, call a plumber about the pump and call us about the water.

Which Blue Valley location serves Edgerton?

Edgerton is served from our Olathe location at 2012 E Prairie Cir. Call (913) 395-8488 and we will give you a straight answer on timing.

Will insurance cover the damage?

It depends on your policy and the cause. A sudden leak is often treated differently than a slow leak or wear over time, and sump pump failure may need a separate endorsement. Your insurance company decides. We document the damage, the cause and the drying.
