Water Damage Restoration in Westwood Hills, KS

About three of every four homes in Westwood Hills were built before 1940. In homes that old, water damage usually starts with plumbing: a water heater in a small basement, a worn supply line under a sink or toilet, or an older pipe that finally gave out. We find where the water went, dry plaster and hardwood with care and document everything for your insurance company.

Do this first

If water is in your home now

In a home this age, the first steps are the same: stay safe, stop the water and take photos.

  • Keep clear of outlets, cords and the panel.Water and electricity don’t mix. If anything plugged in is near the water, stay out and call before touching anything electrical.
  • Stop the water at the valve, if you safely can. Most homes have a main shutoff where the water line comes in, and toilets, sinks and washers have their own.
  • Don’t handle water that could be contaminated. If it came in from outside or from a floor drain or toilet bowl, keep your hands off it.
  • Document before you clean up.Photos and short videos of every wet room help your insurance claim later.
  • Know where your main shutoff is.In older homes it’s usually in the basement where the water line comes in. An old valve can be stiff, so don’t force it. If it won’t turn, call a plumber.

Then call Blue Valley at (913) 395-8488. We will ask a few questions and tell you what happens next.

Our process

What Blue Valley does when we get there

In a pre-war home, original plaster and hardwood are worth saving. Readings decide what stays, and we open a ceiling or wall only where the cavity won’t dry any other way.

  1. 01

    Inspect

Water travels under flooring and down walls, so we map every wet area first.

  2. 02

    Extract

Extraction pulls the bulk water out of floors, carpet and pad.

  3. 03

    Dry

Drying equipment placed for the room, the materials and the amount of water.

  4. 04

    Document

Readings and photos from the first visit until materials are dry.

  5. 05

    Restore

Help with drywall, flooring and trim once it’s confirmed dry.

Water damage in Westwood Hills homes: what we commonly see

Westwood Hills is one of the smallest cities in the area. J.C. Nichols platted it in 1922, it incorporated in 1949, and it was listed on the National Register of Historic Places in 2013. Census estimates put the median home here at about 1938, with roughly three in four built before 1940. This is what that age usually means for water damage, not a rule for every house.

Plumbing replaced in stages

Most homes this old have had plumbing work more than once. Behind updated kitchens and baths, the pipes can be a mix of galvanized steel, copper and newer PEX. Leaks tend to start where old and new meet, at older shutoff valves and at the supply lines under sinks and toilets.

Plaster, hardwood and trim

Many homes here still have plaster walls and ceilings, original hardwood and wood trim. These materials hold and release water differently than drywall and carpet, so we measure before deciding what can be dried in place.

Plaster ceilings under bathrooms

Plaster that’s still firmly attached can often be dried through small openings instead of being torn out.

Small basements, close quarters

Water heaters, washers and storage often share one small space, so a single leak reaches a lot quickly.

Old shutoff valves

An original valve may not close all the way. Testing yours, and having a plumber replace it if it sticks, keeps the next leak smaller.

Water damage questions from Westwood Hills homeowners

Straight answers. If your situation is different, call and describe it.

My Westwood Hills home has plaster walls. Can they be dried after a leak?

Often, yes. Plaster that’s still firmly attached can usually be dried in place. We check it with a moisture meter and look for sagging or loose areas, which may need repair, and we explain the options before removing anything.

Should I worry about the old pipes in my house?

Homes built before 1940 often have some galvanized steel pipe, which corrodes from the inside over the decades. A plumber can tell you what you have and what to replace. If a pipe has already leaked, call us so we can find and dry everything that got wet.

Water is coming through a plaster ceiling. What should I do?

Turn off the water to the fixture above, or the main shutoff. Keep people out from under the stain and put a bucket down. Don’t poke the ceiling. Take photos, then call us so we can check the cavity with a meter.

Which Blue Valley location serves Westwood Hills?

Will insurance cover water damage in an older home?

It depends on your policy and what caused the damage. A sudden leak is often treated differently than a slow leak or wear over time. Your insurance company decides. We document the damage, the cause and the drying for your claim.
