Washing Machine Leak in Your Lenexa Home: What to Do in the First Few Hours

A washing machine leak usually shows up one of two ways. Either you walk into the laundry room and find water across the floor, or you find it somewhere else first: a stain on the ceiling under an upstairs laundry room, or wet carpet in the basement under a main-floor washer. Either way, the source is usually one of a handful of parts, and the first steps are the same.

Safety First: Water and Electricity

A washer plugs into an outlet that sits close to the floor and close to the water. Before you do anything else:

  • Don't touch the washer's plug, the outlet or any cords if water is near them, and don't try to unplug the machine while standing in water. Call an electrician or us first.

  • If water came through a ceiling, stay out from under any section that's sagging, and don't touch light fixtures water may have reached.

  • Keep kids and pets out of the room.

Shut Off the Water

Most washers have two valves on the wall behind the machine, one for hot and one for cold. Turning both clockwise stops water from reaching the hoses. Only do this if you can reach them without standing in water near the outlet. If you can't, turn off the main shutoff for the house, which is usually where the water line comes into the home, often in the basement or lower level.

If you've never looked for your main shutoff, find it once this is over. It's the fastest way to stop the next leak, whatever causes it.

The Usual Sources

Once the water is off, look for where it came from, and take photos as you go:

  • Supply hoses. The hoses between the wall valves and the washer are a common source. Rubber hoses can crack or bulge with age, and a hose that splits under pressure keeps running until the valve is closed.

  • The drain hose. If it slipped out of the standpipe or laundry sink, water lands on the floor only during the drain cycle.

  • A slow standpipe or drain. If the drain can't keep up, water overflows the standpipe. A plumber can clear it.

  • The machine itself. Pumps, door seals on front-loaders and internal hoses can leak. That's a job for an appliance repair tech.

One note on the drain side: water that overflowed during the drain cycle has been through the wash, so it isn't the same as clean water from a supply hose. Keep kids and pets out of it, don't handle it, and mention it when you call.

Upstairs Laundry Rooms and Lower Levels in Lenexa

Lenexa's housing spans several decades, and where your laundry room sits changes where the water goes. Many newer homes in western Lenexa have the laundry room on the second floor near the bedrooms. A leak there doesn't stay put. Water runs through the subfloor and shows up as a stain or drip in the ceiling below, sometimes a room or two away from the washer.

In the ranches and split-levels more common in eastern Lenexa, the washer may be on a lower level or in the basement. A leak there runs along the floor into carpet, pad and the bottom of the walls in the family room next door.

Check Beyond the Laundry Room

Water from a washer moves farther than most people expect. Check:

  • The ceiling below. Look for stains, bubbling paint or drips at light fixtures and vents.

  • Under the washer. Tile and vinyl can hide water underneath, where it can't evaporate.

  • Next to the laundry room. Carpet in the hallway or a nearby bedroom, hardwood just outside the door, and baseboards along shared walls.

What You Can Do, and What to Leave to Us

If nothing electrical is involved, it's fine to towel or mop clean water off hard floors, move rugs and laundry baskets, and get belongings off wet carpet. Take photos first.

A few things tend to make it worse. Don't run a household vacuum on wet carpet. Don't pull up wall-to-wall carpet yourself, which can damage the backing and the tack strip. Don't paint over a fresh ceiling stain, and don't poke at a ceiling that's holding water.

How We Dry a Washer Leak

We start by mapping the water with moisture meters, from the laundry room to every room it may have reached, including the ceiling and walls below. Then we extract standing water, remove only materials that can't dry in place, and set up air movers and dehumidifiers for the space. We take readings during the job and remove the equipment once materials are dry, not on a fixed schedule.

On a recent job in Lee's Summit, a supply line upstairs failed and water came down into the laundry room and bathroom ceilings below. We cut out the wet ceiling drywall so the cavity could dry, pulled the affected baseboards and set up air movers and a dehumidifier in the laundry room, tracking the drying with readings.

Insurance and Washer Leaks

Coverage depends on your policy, and your insurance company decides. Many policies treat a sudden hose failure differently from a leak that went on for weeks. The washer itself is usually a separate question from the water damage it caused. Call your agent to ask, and keep the failed hose if you can. How often should washing machine hoses be replaced?

Check them whenever you clean behind the washer, and replace them if you see cracks, bulges or rust at the fittings. Many washer manufacturers recommend replacing hoses on a regular schedule, so check your manual.

Are braided stainless steel hoses better?

They're generally tougher than plain rubber hoses, but they still wear out, especially at the fittings. Inspect them the same way.

My washer leaked into the ceiling below. Does the drywall have to come out?

Not always. If readings show the ceiling can dry in place, we dry it, sometimes through small holes. Ceiling drywall that's sagging, soft or has wet insulation above it usually needs to be opened so the cavity can dry.

Does homeowners insurance cover a washing machine leak?
