The cost depends mostly on how much of the house got wet, which materials are involved, how long the water sat and whether anything has to be removed. A small clean-water leak caught early is a much smaller job than water that spread through a finished basement over several days, so an honest answer starts with an inspection and moisture readings.

It's hard to price a water job sight unseen, because two leaks that look alike can be very different once you measure them. Here's what actually moves the number.

What Affects the Cost the Most?

  • How much area is wet. One bathroom floor is a different job from a kitchen, a hallway and the ceiling below. The size of the wet area drives how much equipment is needed.

  • What got wet. Carpet and pad, hardwood, laminate, tile, drywall, insulation and cabinets each dry differently. Some can be dried in place. Some usually come out.

  • How long the water sat. Materials keep absorbing water. A leak found right away usually means less removal than one found days later.

Why Is Measuring Better Than Judging by Eye?

Water travels under baseboards, into wall cavities and across subfloors, so the area that looks wet is usually smaller than the area that is wet. A moisture reading tells the real answer. What Can Keep the Cost Down?
