Why Johnson County basements flood

Most homes in Johnson County have basements, and a lot of them are finished. That makes basement water damage one of the most common and most expensive calls we get. What we see most often:

  3. Moisture mapping. Moisture meters and thermal imaging show how far water wicked up walls and under flooring.
  4. Controlled removal. We remove only what can't be dried, often wet pad, the bottom of the drywall, and swollen baseboards. Removing the bottom of the drywall lets wall cavities dry instead of trapping moisture.
  5. Structural drying and dehumidification. Basements are cool and damp, so commercial dehumidifiers are essential. We check readings daily until materials reach a dry standard.
  6. Rebuild. Once dry, we handle water damage reconstruction: drywall, carpet or LVP, trim, and paint.

Finished vs. unfinished basements

Finished basements take the most work. Carpet pad usually can't be saved after it's soaked, but carpet sometimes can. Drywall that wicked water usually needs a flood cut a few inches above the water line. Built-ins, bars, and lower cabinets may need to come out to dry the wall behind them.

Unfinished basements dry faster, but water on concrete still raises humidity throughout the house. Stored boxes, furniture, and anything made of particleboard should be moved off the floor right away.

What you can do before we arrive

  • Stay out of standing water if outlets, cords, or appliances are underwater
  • If your sump pump stopped, check the breaker and whether the pump is plugged in
  • Move boxes, electronics, and furniture to a dry floor
  • Photograph the water level and damaged items for insurance
  • Open the basement door to the rest of the house only if the air upstairs is drier and cooler

How long does it take to dry out a flooded basement?

Most basements need three to five days of drying with air movers and dehumidifiers. Concrete, block walls, and heavy carpet can take longer. We measure moisture daily and don't call it dry until the readings say so.

Can my basement carpet be saved?

Sometimes. If the water was clean and we get there quickly, the carpet itself can often be dried and reinstalled. The pad underneath usually can't be saved and is replaced.

Why do you cut the drywall?

When water wicks up drywall, the inside of the wall stays wet even if the surface feels dry. Removing the bottom section lets air reach the framing and insulation so the wall dries completely and mold doesn't start behind it.

What if the water keeps coming back?

If water is still coming in, we find out why first. Common causes are a failed sump pump, clogged window well drains, or a leak in the foundation. We'll tell you what we find so the right fix can happen before we rebuild.
