Common causes of a leaking ceiling
Upstairs bathrooms. Leaking sink and toilet supply lines, cracked shower pans, and worn tub caulk are some of the most common causes of ceiling stains on the floor below.

If the ceiling is sagging, keep everyone out of the room, move furniture away, and put a bucket under the low spot. Don't poke it unless you are prepared for the water and drywall to come down. Turn off power to that room if water is near a light fixture.
Our ceiling water damage process
- Stop the source. We help identify where the water is coming from and make sure it's shut off. If a plumber or roofer is needed, we'll tell you.
- Inspect without tearing out. Thermal imaging and moisture meters show how far the water spread across the ceiling and into walls, so we only open what has to be opened.
- Safely remove wet drywall and insulation. Saturated ceiling drywall and wet insulation usually have to come out. Insulation in a ceiling cavity holds water against the framing and won't dry in place.
- Dry the cavity. We direct air movers into the open ceiling and run dehumidification until the joists and subfloor above are dry. See structural drying for how we measure that.
- Repair. New insulation and drywall go up, then tape, mud, texture matching, primer, and paint so the repair blends with the rest of the ceiling.

Why you shouldn't just paint over the stain
Stain-blocking primer can hide the mark, but it doesn't dry the insulation or framing above it. Trapped moisture can lead to mold, a weak ceiling, and a stain that comes right back.
